Bay Breeze is a 3 bedroom, 3 bath townhome located in the gated beachfront community, Barrier Dunes, on the northern end of Cape San Blas. The 3-story home was recently remodeled and features brand new furnishings and exquisite oversized screened in deck with views of St. Joseph Bay. Bay Breeze has a great private location backing up to St. Joseph Peninsula State Park and is a short walk to all the neighborhood amenities, including two pools, tennis/pickleball courts, a playground, and multiple beach access points.

Layout: 1st level- carport for 2 vehicles and entryway. 2nd level-open floor plan with brand new furniture, large smart tv, dining table for 4, fully stocked kitchen and island seating for 2, oversized deck with grill and seating for 6, full bathroom and double/twin bunk room, and smart tv. 3rd level-double master suites with king beds, smart TVs, private baths and balconies, laundry room.

Expectations met and we enjoyed our visit
Pictures and description are accurate. It was a great place to stay. Beds were comfortable and kitchen well stocked. The beach was amazing!

Barrier Dunes-164 was exactly as I expected and a great place to stay. The property sits in the very back of the community, which means it's very private and away from any traffic. However, the pool & tennis courts are just a few minutes away and the beach is just a 5 minute walk. The unit was great with plenty of amenities and has been fairly recently updated. The 2nd floor can get warm, so the use of ceiling fans in the two bedrooms upstairs is a must. Otherwise, it was very nice and I would stay there again.

Overall we had a nice time on our trip. But did have some difficulties. They require you to log into a different portal for all of your check in and rental info. That info does not come thru Airbnb. I have travelled with Airbnb dozens of times and have never encountered this, and did not realize until we had almost arrived. I had difficulty getting to the portal and had to call the number they provided. The ladies I spoke with were very nice and helpful. Once I did get into the portal none of my check in info was in there because they showed that I still owed a pet fee, even though I had paid it at the time of booking. I had to call back again to have them give me the gate and door codes. We also were not provided with the correct condo number. We went to the condo provided in the street address but there was no keyless entry on that one. Then I double checked the pictures on the listing and saw there was a map with an arrow pointing at which one it was. We went to that one and the code wouldn’t work on the door. Finally I went thru the photos again and saw a different condo number on a different picture and got the right one. Then we still couldn’t get the door code to work, it took several times trying. We had this issue the entirety of our stay.
The condo was as described inside. So nice having 3 bathrooms and bedrooms. The 3rd floor does get very warm, so we made sure to keep the curtains closed and the doors shut during the hottest part of the day. Kitchen had everything we needed for meals except a cutting board. There is a coffee maker and crockpot provided which was nice. The fridge is nice and big and has an ice maker. Unfortunately it makes ice very slowly and it stopped altogether the evening before we left. If you have small kids or pets, they provide 2 baby gates which was nice.
The $140 beach rental credit was nice! We got bikes, a wagon, boogie board and skid board. The bikes were fun to ride around and explore. Make sure you make your reservations EARLY. We made ours after we checked in and missed 2 days of having the bikes.
The pools were very nice and well maintained, the beach gets crowded so go early.
Make sure to visit the state park! This was THE BEST part of our trip! The bay side is absolutely beautiful with no waves. The water is clear and you can see everything! We saw sting rays, schools of fish, hermit crabs, conch, live sand dollars and star fish. We could’ve spent hours and hours exploring and playing there.
If you have time it’s worth the drive to Apalachicola and St George Island.
Longbills has AMAZING tacos, chili fries, and key lime pie. Cone heads has delicious po boys and pb pie.

Heaven!
We absolutely loved our stay!!! Very nice house and layout. Our favorite is that the beach is not crowded by this house. We had our own slice of paradise. Views from both levels are breathtaking. We will be back!

We love Barrier Dunes and especially this unit for the quiet and peaceful atmosphere and great view of the bay with its abundant wildlife. The unit is on the back side of the development with a short walk through the development to the uncrowded beach on the gulf. Along the beach one can walk the short distance to st Joseph’s state park and preserve, which also extends to the area across a small road from Barrier Dunes and this unit. We stayed on the third floor where 2 bedrooms and baths are. There is a balcony off each bedroom (including the second floor bedroom) and a nice covered porch for dining off the living room. Four balconies in all—2 bayside and 2 gulf side. We will definitely return.
