Inside, a group of four fit nicely with a queen bed in one bedroom and a king in the master. Views from most every room inside are also quite unbelievable. The living area is laid out in an open format allowing conversations to take place between the kitchen, living room and dining area. The gulf front living room has a large TV to watch, but it’s questionable if you’ll be able to take your eyes off the beach views to enjoy.
Being on the West End of the beach, access to the few shops, restaurants, marina and boat ramp are literally at your fingertips. Enjoy a walk in the evenings either on the beach or along the sidewalk that stretches through most of Mexico Beach. Surfside 17 is ready to be enjoyed any time of year!

the closeness to the beach is the biggest selling point! wishing there were hooks and maybe even a shoe rack by the front door. definitely need a matt at the front entrance to wipe sand off. decor was nice....wish there were bar stools. had a great stay despite the scare of ian! thank you!- Posted: 11/29/2022

House was very nice. We had 3 vehicles and managed fine with the driveway. Area was very nice, a gated community. Short walk to the pool and beach . We rented the beach chairs and bago so seating around the fire pit and at the beach was not a problem .- Posted: 3/21/2022
My sweet granddaughter came to Marietta, Georgia from Oregon to spend her winter break with me and the first thing she wanted to do was go to the beach. This was the perfect place. We each had our own bedroom and bathroom, hers with a shower and mine with a tub. The condo was nicely furnished and the deck, with very comfortable chairs overlooked the Gulf and was effect for our morning coffee, Check In and check out could not have been easier.- Posted: 3/21/2022

First let me say that the house is gorgeous - obviously new, very clean and I love that it's minimal in it's decor. Also, Pristine Properties is great - accommodating, quick and very communicative. The following points are meant to be helpful in helping future renters/vacationers decide if the property fits their vacation/group needs: 1) this is a new subdivision located about 1.5 miles after you turn onto "the cape". It's not in Cape San Blas proper, it's about a 5-10 minute car ride to the main Cape San Blas area. 2) there's a great park about 1 mile from the house (Salinas Park) - play area, walking trails/boardwalks, pavilions, etc. Very nice! 3. this is the first house in the subdivision and the only house/lot that backs up to another subdivision. The owner of a small strip of land behind this house is VERY territorial about things being on his property, so do not plan to use the back of the house for parking or storage of items. 4) the house sits on a very small lot, there is no outdoor storage areas for various beach gear/kayaks, etc. There is also nowhere inside the house to store any beach gear 5) there is no outdoor living or dining space with this house. The porch/balcony and back door/exit do not provide any valuable outdoor "hangout" space (front porch and balcony just have enough room for 2 chairs). 6)parking is extremely limited given the size of the lot - at most 3 cars but they have to be strategically parked. For a group of 10, this can be challenging 7)it's very helpful to rent a golf cart or bikes with this house due to it's distance from the pool/beach access. There is a cart path that leads down to the beach which is great if you have a cart 7)the pool is very small for the size of the subdivision. while there are still a large number of vacant lots/unbuilt homes, the pool is essentially a single-residence sized pool. Please know this is not meant to be negative, but to provide more detail to the listing. Thank you!

Driveway needs to be bigger. The awkward shape made it difficult to get in & out. It was not clear that there was a front gate that needed a code. It was not explained prior how to get a pool key. Overall a nice house just has a few new build punch list items that need to be addressed.

Fortunately we are still relatively under developed and we do still have an abundance of wildlife in our area from eagles, bobcats, deer, bears, alligators (on rare occasions), and all types of rodents including our protected beach mice.
